The Dirt Dealer, Jeff Obrecht, Mid Iowa, farm land real estate blog

On February 8, 2019, we took 6 parcels to auction, and with the help of active bidders, we sold all 6 parcels. The first auction was in Marshalltown, Iowa, with the farms located SE of Marshalltown, near Ferguson. The sale totaled $1,864,000, or about $4905/acre. Tracts ended up selling anywhere from $3100/acre for timber up to $5550/acre on a 40 acre parcel with 32.5 crop acres for a price of $6830/tillable acre. That's a str...

Current Land Activity

The month of September proved to be a great time for selling farms, with 11 farms successfully sold. Farms were sold in Hardin, Butler, Franklin, and Wright counties. Sale prices ranged from a low of $5500/acre to a high of $9500/acre. Sales per CSR point ranged from a low of about $80/CSR point on lower quality farms, to a high of $112/CSR point on higher quality farms.

It would appear that higher quality...

The land market has proved to be very active for Mid Iowa in the last 3 weeks. We have had several auctions along with listings that have sold. Numbers are good, as we have sold 5 farms at auction and 9 farms by listing since May 15, 2018, for a total of 14 farms. The highest price point has been $9,250/acre, with that farm selling for about $110/CSR point on gross acres. If we were calculating that farm on tillable acres, it...

The first week of March was a busy one. We had three closings totaling over 560 acres, in 3 different counties, for slightly over $4,000,000. Historically, March 1st was the date most all real estate closings occurred because that is when most people moved from one rural residence to the new purchase. Those dynamics have changed as we switched to off farm owners and cash rents. Off farm owners are not connected to the farm, as...

RECAP OF 2017...

2017 was an interesting year for Mid Iowa Real Estate, Auctions, & Appraisals. This was the first full year in operation back on our own, with the original company starting back in 1981. It proved to be a great year! The uncertainty of the farm economy along with all the political posturing going on, made for interesting times. During 2017, Mid Iowa sold 17 farms at auction and 16 through conventional listings....

Inventory For Sale

We just listed an 80-acre parcel located in SW Franklin County that is nearly all tillable, pattern tiled, and with an average corn yield the last 3 years of 213/acre. This great producer is priced at $7100/acre. It's a great add-on unit. We sold the 55 acres located in the Greenbelt area south of Ackley. Great combination farm. Also, we just listed 160 acres that will go to auction in January, and is located...

HAPPY THANKSGIVING! I hope you and your family had a wonderful time celebrating together...

Our open house was held at our office at 615 Washington Avenue in Iowa Falls on November 17, 2017 fro 3:30-5:30pm. Attendance was terrific with many past customers, present customers, and many business people from the area attending.  There were several highlights of the afternoon with Keith and Kay Helvig winning the weekend at Honey Cr...

It's been a long time since I have had time to write a blog post. I had surgery on 8-8-17, which really set me back. Great wife, kids, grandchildren, secretary, real estate associates and friends got me through. Thanks to all and to God for blessing me with healing.

My wife and I are presently in South Africa on a safari and we are having a great time. We have seen some wonderful and beautiful animals and sites. I will be bac...

Mid Iowa is selling dirt. We had a great May, with sales over 500 acres the last week of May, and 3 more farms the first half of June. During that time, we also listed 322 acres to go to auction on July 14, 2017, and 201 & 248 acres to go to auction on August 1, 2017. For early fall, we are working on 600+ acres, which will more than likely go to the auction block. We have a very strong market at this time, and if you are look...

What a week last week! Total of seven parcels sold, ranging from $4100/acre on 103 acres in Butler County, Iowa, up to an average of $10,333/acre on 240 acres in Hardin County. The Hardin County sale ended up over $10,800 per tillable acre, or about $118/CSR point. I did not think we could beat that until Friday in Klemme, Iowa - we sold 76 acres for $9500/acre or $9960/tillable acre or $120/CSR point on tillable. I thought TH...
