DESCRIPTION:  240 acres m/l to be offered in three individual tracts at auction on Friday, July 24th, 2026, at 10:00 A.M. Tract 1 consists of 150 acres m/l, of which there are 146 taxable acres m/l and 148.79 cropland acres m/l. Tract 2 consists of 80 acres m/l with 78 taxable acres m/l and 79 cropland acres m/l. Tract 3 consists of a house and 10 acres m/l with 9 taxable acres m/l. See separate tab for detailed information regarding house and acreage. Tract 1 has an average CSR2 of 53 and Tract 2 has an average CSR2 of 51, with the county average CSR2 being 78.6.

 

DIRECTIONS:  From Dows, Iowa, go south on Dows Williams Road for 4 miles to 305th Street. Tract 1 is located in the southwest corner of the intersection of 305th Street and Dows Williams Road. Tract 2 is directly south of Tract 1 along Dows Williams Road. Tract 3 is located along 305th Street on the north border. Please watch for real estate signs.

LEGAL DESCRIPTION:  (150 Acres M/L) Southwest Quarter (SW1/4) of Section Fourteen (14), Township Ninety (90) North, Range Twenty-three (23), West of the 5th P.M., Except beginning at the NW corner of the SW1/4, East 750' to the point of beginning, then 775' South, then 525' East, then 775' North, then 525' West to the POB, Wright County, Iowa. TRACT 2

LEGAL DESCRIPTION:  (80 Acres M/L) North One-Half of the Northwest Quarter (N1/2 NW1/4) of Section Twenty-three (23), Township Ninety (90) North, Range Twenty-three (23), West of the 5th P.M., Wright County, Iowa. Please refer to abstract for the exact legal description.

Cropland:  79 acres (Est.)

Bean Base:  20.59 acres               PLC Yield:    39 bu.

 

This farm is classified as NHEL. This farm does not contain a wetland.

 

PROPERTY TAXES:  $1,560/year (Est.) Property taxes will be prorated to date of closing.

 

IMPROVEMENTS:  This property is unimproved except for field drainage tile and perimeter fence.

 

FARM LEASE:  Tracts 1 & 2 are leased for 2026. The lease for 2027 has been terminated. The sellers are to retain 100% of 2026 cash rent income.

TERMS AND CONDITIONS

 

SALE METHOD:  Tracts 1, 2, & 3 will be offered as individual tracts and will not be combined. Tract 1 will be sold as 150 acres m/l, Tract 2 will be sold as 80 acres and Tract 3 will be sold as 10 acres m/l (see separate tab for Tract 3 acreage).

 

MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

 

EARNEST PAYMENT:  A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

 

POSSESSION:  Possession will be granted at closing, on or about September 15, 2026, subject to the current cash rent lease and current tenant’s rights for the 2026 crop year.

 

CONTRACT AND TITLE:  Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs on advertised tracts only.

 

CLOSING:  Closing will occur on or about September 15, 2026. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs on advertised tracts only.

 

BIDDER REGISTRATION:  All prospective bidders must register with the auction company and receive a bidder’s number in order to bid at the auction.
