DIRECTIONS: From Dows, Iowa, go south on Ash Avenue for 1 mile to 85th Street. The subject property is located along the east side of Ash Avenue just 1/4 mile south of 85th Street. Please watch for real estate signs.

 

LEGAL DESCRIPTION: Northeast Quarter (NE 1/4) and Parcel 1306400011 in the Southeast Quarter (SE1/4) of Section Six (6), Except the acreage, and everything west of the interstate in the Northwest Quarter (NW1/4) of Section Five (5), Township Ninety (90), and everything east of the blacktop in the West One-Half of the Southeast Quarter (W1/2 SE1/4) of Section Thirty-one (31), Except the acreage, and Except Parcel 0931400012, Township Ninety-one (91), North Range Twenty-two (22), West of the 5th P.M., Franklin County, Iowa. FARM LEASE: The farm lease for the 2025 crop year has been terminated. Open tenancy for 2025.

 

IMPROVEMENTS: The tract is unimproved except for field drainage tile and perimeter fence. 

           

TAXES:  $7,300/year. Taxes will be prorated to date of closing.

 

TERMS AND CONDITIONS

 

SALE METHOD:  This tract will be offered as an individual tract of 235 acres m/l.

 

MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

 

EARNEST PAYMENT:  A 10% earnest money payment is required with all offers. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

 

POSSESSION:  Possession will be granted at closing, which will occur 30 days after acceptance of an offer by all parties.

 

CONTRACT AND TITLE:  Immediately upon acceptance of an offer by all parties, the buyer will provide Mid Iowa Real Estate, Auctions, & Appraisals with the required earnest payment. The Seller will provide a current abstract at their expense. The seller will pay all escrow closing costs on advertised tract only.

 

CLOSING:  Closing will occur after on whatever date is negotiated by buyer and seller. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  A survey is being completed to exclude the acreage from the subject property. The sale price is subject to surveyed acres and the purchase price will be adjusted accordingly.  The Seller will be responsible for any survey costs on advertised tract only.
