DESCRIPTION: 240 acres m/l to be offered at auction on Thursday, February 24th, 2022 at 10:00 A.M. This property consists of 240 acres m/l, of which there are approximately 238 taxable acres and 199.41 cropland acres m/l. This tract has an average CSR2 of 51.7, with the Jasper County average CSR2 being 67.8.

DIRECTIONS: From Bondurant, Iowa, go northeast on State Highway #65 & #330 to West 104th Street North, then north on West 104th Street North to North 83rd Avenue West or from Mingo, Iowa, go north on County Highway #117 to State Highway #65 & #330, then SW on #65 & #330 to West 140th Street North, then north on West 140th Street North to North 83rd Avenue West. The subject is located on the north side of North 83rd Avenue West and south of Indian Creek. Please watch for real estate signs.

FARM PROGRAM INFORMATION:

This farm is classified as Non-Highly Erodible Land. No Wetlands Determination is complete at this time.


IMPROVEMENTS: Improvements are field drainage tile and perimeter fence. There is an abandoned house on the property with a garage. These improvements are being sold “AS IS” with no warranties or guarantees.


FARM LEASE: The subject property is rented for the 2022 crop year on a cash rent basis, with the current lease to be assigned to buyer at closing. Terms are $200/acre based on FSA acres. The first payment will be March 1, 2022, with the last payment to be made December 1, 2022. The sellers will add $50/acre at closing to supplement the rent for 2022 for a total rent of $250/acre. TERMS AND CONDITIONS

SALE METHOD: This tract will be offered as an individual tract of 240 acres m/l.

TAXES: $8,330/year. Property taxes will be prorated to date of closing.

IMPROVEMENTS: Improvements on this farm are field drainage tile and perimeter fence.

MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

POSSESSION: Possession will be granted at closing, on or about March 31, 2022, subject to the current cash rent lease and current tenant’s rights for the 2022 crop year.

CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs.

CLOSING: Closing will occur on or about March 31, 2022. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

SURVEY: At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs.
