BIDDING PROCEDURE:  This property consists of 4.53 acres m/l, with access from an easement along the railroad right of way. These 4.53 acres m/l will be offered by an initial sealed bid auction with those bids turned in to the Mid Iowa Real Estate office by Friday, June 7, 2024 by 5:00 P.M. The top five bidders from those initial bids will then be invited to a private in-person auction at the Mid Iowa Real Estate office on Friday, June 14, 2024, at 2:00 P.M. All submitted bids must be accompanied by a completed bid form and a non-refundable $100 fee in order to bid initially on this property.


PROPERTY DESCRIPTION:  This property consists of 4.53 acres m/l that has had minerals extracted from it over the years, and has had construction materials left at this site such as block, concrete, wood, brush, etc. Please make sure each and every party interested in this property completes their due diligence prior to submitting a bid, as this property is being sold “AS IS”.


DIRECTIONS:  From the intersection of Washington Avenue and South River Street in Iowa Falls, go south on South River Street past Georgetown Road and across the double set of RR tracts. The access or easement to the subject property is located on the west side of South River Street along the RR tracks running east/west. Please watch for real estate signs.


LEGAL DESCRIPTION:  (4.53 Acres M/L) East One-Half of the Northwest Quarter of the Northwest Quarter (E1/2 NW1/4 NW1/4) lying South of the RR Right of Way, all in Section Twenty-four (24), Township Eighty-nine (89) North, Range Twenty-one (21), West of the 5th P.M., Hardin County, Iowa, Except Parcel C. PROPERTY TAXES:  $92/year. Property taxes will be prorated to date of closing.




SALE METHOD:  This tract will be offered as an individual tract of 4.53 acres m/l.


MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.


EARNEST PAYMENT:  A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.


POSSESSION:  Possession will be granted at closing, on or about August 1, 2024.


CONTRACT AND TITLE:  Immediately upon conclusion of the live auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment of 15% of the purchase price. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs.


CLOSING:  Closing will occur on or about August 1, 2024. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.


SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs.


BIDDER REGISTRATION:  All prospective final bidders on June 14, 2024, must have submitted a bid prior to the live auction in order to bid at the final private auction and have paid the $100 fee when their bid is turned into the Mid Iowa Real Estate Office. Mid Iowa Real Estate, Auctions, & Appraisals is not responsible for bids not being submitted prior to June 7, 2024, at 5:00 P.M., due to delays in the US Mail system.
