DESCRIPTION: 119 acres m/l to be offered at auction on Friday, October 14th, 2022, at 3:00 P.M. This property consists of 119 acres m/l, of which there are approximately 117.3 taxable acres and 114.33 cropland acres m/l. This tract has an average CSR2 of 89, with the Hardin County average CSR2 being 79.7.

DIRECTIONS: From Steamboat Rock, Iowa, go north on County Blacktop S-56 to county rock road 180th Street, then east on 180th Street approximately 1.5 miles. From Steamboat Rock, go east on County Blacktop D-35 to Z Avenue, then north on Z Avenue 2.5 miles to 180th Street, then west 1/2 mile. The subject property is located on the north side of 180th Street. Please watch for real estate signs.

LEGAL DESCRIPTION: (119 Acres M/L) Southwest Quarter (SW1/4) of Section Twelve (12), Township Eighty-eight (88) North, Range Nineteen (19), West of the 5th P.M., Hardin County, Iowa, Except the West 40 acres of said SW1/4 and Except Parcel “A”. Cropland: 114.33 acres

Corn Base: 50.2 acres PLC Yield: 202 bu.

Bean Base: 49.5 acres PLC Yield: 52 bu.

Of the 114.33 acres m/l, there are 2.60 acres enrolled in CRP at $297.48/acre until 2031. The second CRP contract is for 8.77 acres enrolled at $206/acre until 2029. These CRP contracts will be prorated to the date of closing.

This farm is classified as Non-Highly Erodible Land. No Wetlands Determination is complete at this time.

FARM LEASE: The subject property is rented for the 2022 crop year, with the owners retaining 100% of the crop income or cash rent on the subject property for 2022. The lease for 2023 has been terminated.

IMPROVEMENTS: Improvements are field drainage tile and perimeter fence.


SALE METHOD: This tract will be offered as an individual tract of 119 acres m/l.

TAXES: $3,570/year. Property taxes will be prorated to date of closing.

MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

POSSESSION: Possession will be granted at closing, on or about November 23, 2022, subject to the current cash rent lease and current tenant’s rights for the 2022 crop year.

CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs.

CLOSING: Closing will occur on or about November 23, 2022. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

SURVEY: At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs.
