LEGAL DESCRIPTION: (118 Acres M/L) South One-Half of the Southwest Quarter (S1/2 SW1/4), Except Parcel A; South One-Half of the South One-Half of the Northwest Fractional Quarter (S1/2 S1/2 NW Frl. 1/4), all in Section Four (4), Township Eighty-nine (89) North, Range Twenty-two (22), West of the 5th P.M., Hardin County, Iowa. FARM PROGRAM INFORMATION:

Of the 115.84 crop acres m/l, there are 5.45 acres in CRP paying $377.01/acre or $2055/year until 2030. This CRP is located on the east side of the property.
This farm is classified as Non-Highly Erodible Land. No Wetlands Determination is complete at this time.
FARM LEASE: The subject property is rented for the 2024 crop year. Seller will retain 100% of the 2024 crop income or cash rent. The lease for 2025 has been terminated.
IMPROVEMENTS: Improvements are field drainage tile and perimeter fence.
PROPERTY TAXES: $3,722/year. Property taxes will be prorated to date of closing.
TERMS AND CONDITIONS
SALE METHOD: This tract will be offered as an individual tract of 118 acres m/l. Please note that this is a contract sale, with 50% of the purchase price due at closing on or about December 27, 2024, and the balance due on or about January 10, 2025.
MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.
EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.
POSSESSION: Possession will be granted at closing, on or about December 27, 2024, subject to the current cash rent lease and current tenant’s rights for the 2024 crop year.
CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs based on the number of advertised tracts.
CLOSING: Closing will occur on or about December 27, 2024. The balance of the purchase price will be payable on or about January 10, 2025, with cash, guaranteed check, or wire transfer.
SURVEY: At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs.
