DESCRIPTION: 378 acres m/l to be offered in a single tract at auction on Friday, June 26th, 2026, at 10:00 A.M. This property consists of 378 acres m/l, of which there are approximately 372.95 taxable acres and approximately 374 cropland acres. This tract has an average CSR2 of 65, with the Hancock County average CSR2 being 74.6.
DIRECTIONS: From Goodell, Iowa, go west on County Blacktop B-63/110th Street approximately 4 miles. The subject property is located in the southwest corner of the intersection of Oak Avenue and B-63/110th Street. Please watch for real estate signs.
LEGAL DESCRIPTION: East One-Half of the Northwest Quarter (E1/2 NW1/4), and the East Half (E1/2) of Section Thirty-two (32), Except the building site, Township Ninety-four (94) North, Range Twenty-four (24), West of the 5th P.M., Hancock County, Iowa. FARM PROGRAM INFORMATION:

A HEL determination has not been completed for all fields on the tract. This farm does contain Wetlands.
This tract contains five separate CRP contracts that are as follows: 25.1 acres paying $5,095 annually expiring in 2034, 28.14 acres paying $5,915 annually expiring in 2030, 0.8 acres paying $150 annually expiring in 2030, 16.3 acres paying $4,432 annually expiring in 2032, and 1.39 acres paying $417 annually expiring in 2034.
FARM LEASE: The farm is leased for 2026. The lease for 2027 has been terminated. The buyer will receive the second half of the 2026 cash rent as well as all 2026 CRP payments. Contact the auctioneer for details.
IMPROVEMENTS: Improvements are field drainage tile and perimeter fence.
PROPERTY TAXES: $9,200/year (Est). Property taxes will be prorated to date of closing.
TERMS AND CONDITIONS
SALE METHOD: This tract will be offered as an individual tract of 378 acres m/l.
MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.
EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.
POSSESSION: Possession will be granted at closing, on or about July 31, 2026.
CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs on advertised tract only.
CLOSING: Closing will occur on or about July 31, 2026. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.
SURVEY: At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs on advertised tract only.
