DIRECTIONS:  From Jewell, Iowa, go north on State Highway 69 approximately 8 miles to 240th Street, or from Blairsburg, Iowa, go south on State Highway 69 to 240th Street. The subject property is located on the west side of State Highway 69. Please watch for real estate signs.

 

LEGAL DESCRIPTION:  (115 Acres M/L) South 16.5’ of the North One-Half of the Northeast Quarter (S. 16.5’ N1/2 NE1/4); Southwest Quarter of the Northeast Quarter (SW1/4 NE1/4); Southeast Quarter of the Northeast Quarter (SE1/4 NE1/4), Except Cemetery; Northeast Quarter of the Northeast Quarter (NE1/4 NE1/4), Except Auditor’s Parcels F & H in Section Sixteen (16), Township Eighty-eight (88) North, Range Twenty-four (24), West of the 5th P.M., Hamilton County, Iowa. FARM PROGRAM INFORMATION:

Of the 110.5 cropland acres m/l, there are 17.22 acres in CRP bid in at $194/acre or $3,341/yr until 2035.

 

This farm is classified as Highly Erodible Land. No Wetlands Determination is complete at this time.

 

FARM LEASE:  The subject property is rented for the 2025 crop year. Seller to retain 100% of the 2025 cash rent. The lease for 2026 has been terminated.

 

IMPROVEMENTS:  Improvements are field drainage tile and perimeter fence. There are two steel bins, a 40’ x 52’ steel shed, and a well on the property.

 

PROPERTY TAXES:  $3,978/year. Property taxes will be prorated to date of closing.

 

TERMS AND CONDITIONS

 

SALE METHOD:  This tract will be offered as an individual tract of 115 acres m/l.

 

MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

 

EARNEST PAYMENT:  A 15% earnest money payment is required on the day of the auction.  The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

 

POSSESSION:  Possession will be granted at closing, on or about September 5, 2025, subject to the current cash rent lease and current tenant’s rights for the 2025 crop year.


The Sukup dryer is the property of the tenant and will be removed by March 1, 2026. Tenant has a lease of the machine shed and bins until March 1, 2026, in accordance with the farm lease agreement.

 

CONTRACT AND TITLE:  Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs on the advertised tract only.

 

CLOSING:  Closing will occur on or about September 5, 2025. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs on the advertised tract only.
