DIRECTIONS:  From Hampton, Iowa, go south on State Highway 65 approximately 5 miles to 95th Street. Head east on 95th Street for 1/2 mile. The subject tracts are located on the south side of 95th Street. Quail Ave borders the east side of Tracts 1, 2, & 3 with Highway 65 bordering part of Tract 4 on the west side. TERMS AND CONDITIONS

 

FARM LEASE:  The subject properties are rented for 2025. The leases for 2026 have been terminated. The seller will retain 100% of the cash rent income from the 2025 crop year.

 

SALE METHOD:  This farm will be offered as four individual tracts only. Tract 1 will be sold as 53 acres m/l, Tract 2 will be sold as 147 acres m/l, Tract 3 will be sold as 114 acres m/l, and Tract 4 will be sold as 109 acres m/l. Tracts 1 & 2 are subject to survey and the total purchase prices will be adjusted accordingly.

 

MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

 

EARNEST PAYMENT:  A 15% earnest money payment is required on the day of the auction.  The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

 

POSSESSION:  Possession will be granted at closing, on or about September 15, 2025.

 

CONTRACT AND TITLE:  Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs on advertised tracts only.

 

CLOSING:  Closing will occur on or about September 15, 2025. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs on advertised tracts only.
