DIRECTIONS: From Rockford, Iowa, go west on County Blacktop B-47 to County Blacktop S-70, then north on S-70 1/2 mile or from Nora Springs, go south on County Blacktop S-70 approximately 5.5 miles. This property is located on the east side of County Blacktop S-70. Please watch for auction signs.

FARM PROGRAM INFORMATION:

This property presently has 3 acres enrolled in the CRP program. One contract is for 1.8 acres at $434/year until 2027. The other contract is for 1.2 acres at $176/year until 2022.

This farm is classified as Non-Highly Erodible Land. No Wetlands Determination is complete at this time.

FARM LEASE: The subject property is owner operated and will be open for the 2022 crop year. Buyer will be allowed to complete fall tillage work after the 2021 crop is harvested.

SALE METHOD: This tract will be offered as an individual tract of 127 acres m/l.

TAXES: $3,226/year. Property taxes will be prorated to date of closing.

MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

POSSESSION: Possession will be granted at closing, on or about November 12, 2021.

CONTRACT AND TITLE: Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment.
