This property consists of 154 acres m/l, of which there are 153.16 taxable acres m/l and 144.29 cropland acres m/l. This tract has an average CSR2 of 80.7, with the Cerro Gordo County average CSR2 being 74.6.

 

DIRECTIONS:  From Thornton, Iowa, go south on County Blacktop S-25 and follow it south 1 mile. Turn east on to rock road 110th Street and go 1 mile. The subject property is located in the SW corner of the intersection of Heather Avenue and 110th Street. Please watch for real estate signs.

 

LEGAL DESCRIPTION:  (154A M/L) Northeast Quarter (NE1/4), Except Parcel 143120000300, all in Section Thirty-one (31), Township Ninety-four (94) North, Range Twenty-one (21), West of the 5th P.M., Cerro Gordo County, Iowa. Please refer to abstract for the exact legal description.

 

FARM PROGRAM INFORMATION:

Cropland:  144.29 acres

Corn Base:  92.93 acres  PLC Yield:  150 bu.

Bean Base:  26.28 acres  PLC Yield:  50 bu.

 

This farm is classified as Non-Highly Erodible Land. Tract does not have a Wetlands Determination at this time.

 

This tract has three CRP contracts:  6.48 acres bid in at $220/acre or $1,425/yr expiring 9-30-2030, 8.76 acres bid in at $232/acre or $2,032/yr expiring 9-30-2035, and 9.84 acres bid in at $278.40/acre or $2,739/yr expiring 9-30-2035. There are 3.91 acres in CRP that will need to be reseeded in the spring of 2026, if continued to be enrolled in CRP. Contact agent for details.

 

FARM LEASE:  Sellers will retain 100% of the 2025 crop income or cash rent, as well as the 2025 CRP payments on the subject property. The lease for 2026 has been terminated.

 

IMPROVEMENTS:  This property contains an inoperable lift station, which is being sold “As Is.” Other improvements are field drainage tile and perimeter fence.

 

PROPERTY TAXES:  $5,150/year. Taxes will be prorated to date of closing.

 

TERMS AND CONDITIONS

 

SALE METHOD:  This tract will be offered as an individual tract of 154 acres m/l.

 

MINERALS:  All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.

 

EARNEST PAYMENT:  A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.

 

POSSESSION:  Possession will be granted at closing, on or about December 30, 2025, subject to the current cash rent lease and current tenant’s rights for the 2025 crop year.

 

CONTRACT AND TITLE:  Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon buyer financing. Seller to pay all escrow closing costs on advertised tract only.

 

CLOSING:  Closing will occur on or about December 30, 2025. The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created. The Seller will be responsible for any survey costs on the advertised tracts only.
