SALE METHOD: These properties will be sold as two separate parcels and will not be combined. Tract #1 will be sold as 39 acres m/l and Tract #2 will be sold as 78 acres m/l.
EASEMENT: If these properties are sold to separate buyers, a 40’ easement will be granted along the south side of Parcel B for access from V Avenue to Tract #2. If these parcels are purchased by the same buyer, no easement will be granted.
IMPROVEMENTS: Improvements include field drainage tile and perimeter fence on both of the parcels.
MINERALS: All mineral interests owned by the Seller, if any, will be conveyed to the Buyer.
EARNEST PAYMENT: A 15% earnest money payment is required on the day of the auction. The earnest payment may be paid in the form of cash or check. All funds will be held in the named attorney’s trust account.
