Land Market

 

The land market has proved to be very active for Mid Iowa in the last 3 weeks. We have had several auctions along with listings that have sold. Numbers are good, as we have sold 5 farms at auction and 9 farms by listing since May 15, 2018, for a total of 14 farms. The highest price point has been $9,250/acre, with that farm selling for about $110/CSR point on gross acres. If we were calculating that farm on tillable acres, it would be about $9,530/tillable acre, or $114/CSR point. As you can see, the market is still maintaining strength and the buyers are willing to pay top money for the right farm.

 

We have more auctions coming up. July 25th we are selling 145 acres in Franklin County, SE of Coulter, Iowa. This will be sold in three tracts and then an option of a combination of all three.  On August 1, we will be selling 156 acres north of Iowa Falls, just into Franklin County. This parcel will be sold as 76 and 80 acres with the bidders choice of one or both parcels. The 80-acre tract has 2 wind turbines. We are presently working on additional farms to get listed or for auction in Hardin, Wright, and Poweshiek County.
