FARM LEASE: The subject properties are rented for the 2017 crop year, with Sellers retaining the 100% of the 2017 cash rent.  All leases for 2018 have been terminated.  Contact auctioneer for details.

 

IMPROVEMENTS:  The improvements on these tracts are perimeter fence and field drainage tile.

 

TAXES: Tract #1: $1456/year or $21.40/taxable acre

             Tract #2: $1452/year or $17.30/taxable acre

             Tract #3: $1500/year (Est) or $18/taxable acre (Est)

             Tract #4: $1750/year (Est) or $15/taxable acre (Est)

 

SALE METHOD:  This property will be sold as four individual tracts and will not be combined.  Tract #1 will be sold as 70 acres m/l, Tract #2 will be sold as 88 acres m/l, Tract #3 will be sold as 85 acres m/l, and Tract #4 will be sold as 120 acres m/l.  The parcels will be sold in the order listed above.

CONTRACT AND TITLE:  Immediately upon conclusion of the auction the high bidder will enter into a real estate contract and deposit with Mid Iowa Real Estate, Auctions, & Appraisals the required earnest payment.  The Seller will provide a current abstract at their expense.  Sale is not contingent upon buyer financing.  Seller to pay all escrow closing costs.

 

CLOSING:  Closing will occur on or about December 15, 2017.  The balance of the purchase price will be payable at closing in cash, guaranteed check, or wire transfer.

 

SURVEY:  At the Seller’s option, the Seller shall provide a new survey where there is not an existing legal or where new boundaries are created.  The Seller will be responsible for any survey costs.

 

BIDDER REGISTRATION:  All prospective bidders must register with the auction company and receive a bidder’s number in order to bid at the auction.
